Common Roof Issues
- The roof has damaged or missing shingles.
- The most common cause for this is the weather but luckily a couple of shingles can be replaced easily.
- The roof vent is damaged.
- This can be caused by animals and the weather. If the roof vent is damaged it should be replaced.
- The gutters are clogged.
- Leaves as well as ice or snow can buildup in your gutters. If your gutters are clogged, clean them right away. They are your first line of defense against water seepage in basements and garages.
- There is algae or moss growing.
- This can be caused by damp conditions or if there is not enough sun. This issue needs to be dealt with right away.
- The roof has pooling water.
- This usually happens with flat or low grade roofs. Ponds of water can cause lots of damage and should be looked at right away.
- The roof is sagging.
- When re-roofing is not done properly the weight of new shingles on top of the old shingles can cause the roof to sag. This needs to be looked at right away, it could lead to a roof collapse.
- The roof has not been properly maintained.
- Maintaining the roof is the easiest way to avoid costly repairs.
Common Attic Insulation Issues
- There isn’t enough insulation.
- Especially with older homes (50+ years) in most cases there was never enough insulation to begin with.
- The insulation does not cover the entire area that it should.
- To provide proper insulation of your attic area the insulation has to cover all areas of the interior living space.
- Kneewalls aren’t insulated properly.
- Kneewalls occur where ceiling heights change. They need to be properly insulated to prevent heat loss.
- The access to the attic was not insulated.
- The access is an important part of the thermal envelope and it should be insulated as well as the rest of the attic.
